What does conveyancing involve?
Conveyancing is the legal transfer of property ownership from one person to another. It covers everything from the initial offer being accepted right through to the moment you receive the keys. The process typically involves:
- Instructing a solicitor — once your sale or purchase is agreed, you appoint a conveyancing solicitor to act on your behalf.
- Searches and enquiries — your solicitor carries out local authority, environmental and water searches to check for anything that could affect the property's value or your right to use it.
- Reviewing the contract — the seller's solicitor draws up a draft contract; your solicitor reviews it and raises any questions.
- Exchange of contracts — once both parties are satisfied, contracts are signed and exchanged. At this point the sale becomes legally binding and a completion date is set.
- Completion — funds are transferred, ownership changes hands, and you receive the keys to your new home.

On average, conveyancing takes between 8 and 16 weeks in the UK. In straightforward freehold sales with no chain, it can be closer to 8–10 weeks.
